Before a home is ever built or planned, the Builder will factor in the cost of using a Realtor into every home. If a Realtor is not used in a transaction then the money saved goes to the Builder's bottom line and does not result in a reduction to your final sales price. You will benefit from having a Realtor by your side that knows what they are doing and will protect your interests. As your Realtor, my obligation and promise is to protect my clients interests. My fiduciary responsibility is owed to my client.
Despite how nice the builder's sales representative may be, the bottom line is that a builder's sales representative works for the Builder and their income is, in part, based on profits of the Builder. Don't let the free beverages and fresh cookies at the Builder's sales center fool you, the builder's representative owes a fiduciary responsibility to the Builder only and not to you as a buyer.
