1. Seller Interviews Prospective Agents - Agents tour your home
- Discuss the market and relevant sales information (i.e. current active listings and comparables) and determine a ballpark price range
- Understand each agent's Marketing approach and the way they work
- Select the agent who presents the best strategy and seems to be a good personality match - hopefully ME!
2. Sign Listing Agreement - Agreements are typically 3 -6 months
- Agreements may be terminated with 48 hours written notice from either party
3. Detailed House Tour - Agent will provide more detailed input on recommended repairs/modifications that would increase the value/appeal of your home and make staging recommendations.
- Collect information to be used in sales materials
- Seller provides the completed PROPERTY DISCLOSURE FORMS and discusses any issues or recent repairs
4. Prepare "On Market" Timeline For Seller Review - I will provide a timeline that outlines all activities related to preparing the house to go on the market. It will include: seller repair work, appointment to take photos throughout your home for posting on the MLS and use within marketing materials, date your home listing will be live on the MLS)
- Seller provides the completed property disclosure forms
5. Pricing Review - We will review what is currently active and determine the most competitive, strategic price a few days prior to listing
- I may show the house to other agents to get additional pricing input
6. House on the Market - Sign in yard
- Property Listed in the MLS
- Open House scheduled
- Aggressive marketing within the first 2 weeks of listing
7. Regular Updates On Interest & Activity
